Frankfurt (ots) – Deutsche Postbank AG is securitising a portfolio of housing loans through KfW’s PROVIDE securitisation platform for the second time. The portfolio comprises around 25,000 individual German housing loans held by the Deutsche Postbank Group which amount to a total volume of roughly EUR 1.5 billion. It features high granularity, broad diversification and a good credit quality. The loans underlying the portfolio also have a low loan-to-value ratio, meaning the financed loan portion of the real estate property is, on average, relatively low. This contributes to the quality of the portfolio, which is divided into several tranches, or default risk categories, and has been rated by Moody’s and Standard & Poor’s.
The transaction structure complies with the established standards of the KfW securitisation platform. On this platform the default risks contained in the portfolio are securitised through a synthetic transaction. Postbank remains the owner of the loans so as not to impair the relationship between the institution and its borrowers. The participation by Postbank itself in part of the risk ensures that Postbank will monitor and manage the loans in accordance with its usual standards to safeguard the interests of the investors.
For Postbank the KfW securitisation platform constitutes an efficient instrument for its equity and liquidity management. This benefits the target group of KfW – homeowners and home builders – by improving the credit supply to these retail borrowers.
The securitisation transaction “PROVIDE Domicile” is the first one conducted on KfW’s securitisation platform since the financial crisis took hold. Postbank securitised housing loans through KfW’s platform for the first time in 2003.
